K-Parc is a commercial centre in Kangar, Perlis – the northernmost state in Peninsular Malaysia. Labelled as “The Pulse of Perlis”, K-Parc is poised to inject new life into the state capital. The entire development contains 3 and 4-storey shop offices, with land and built-up areas of 22' x 70'. While K-Parc is built on freehold land, the units are Bumiputera lots, and are targeting Bumiputera investors and buyers. The layout itself of the units is pretty standard, with flexible, open spaces and two washrooms on each floor. Such a layout is ideal for renovations and partitioning of the space to suit your business’s purposes. Location-wise, K-Parc is situated at the meeting point of two main roads in Kangar, Jalan Syed Alwi and Jalan Kampung Bakau. Visitors coming from other states can easily reach the development, via the North-South Expressway (NSE), about 30 minutes away, and the Changlun-Kuala Perlis Highway. Changlun, a town in Kedah, is a popular stop for travelers on their way to (or from) Thailand. K-Parc is adjacent to a proposed commercial high rise as well, by the same developer. A school, SK Seri Perlis, stands right opposite the development, while a walking distance from it is the University Malaysia Perlis campus. Surrounding the latter is the town centre of Kangar, where more retail outlets, banks and eateries can be found. North of the town centre is the Universiti Malaysia Perlis (UniMAP), formerly known as Kolej Universiti Kejuruteraan Utara Malaysia (KUKUM), or the Northern Malaysia University College of Engineering. Not only are many residential neighbourhoods located in the surroundings of K-Parc, but the state administrative centre is just 2km away. Governmental buildings there include the education department, youth and sports department and state Syariah court. Also, the Kuala Perlis and Arau town centres are 20km and 15km away, respectively. It is highly likely that these offices will provide the commercial centre with a healthy flow of visitors. Furthermore, the population in the area is likely to grow as the state government has laid out its plans to transform Perlis into a more urbanized and affluent state in the coming years.
