Malaysia is a beautiful tropical country located in South East Asia, which is typically renowned to the world for its temperate climate and perfect beach weather for the most part of the year. Malaysia is located between Singapore and Thailand, with the former at its south and latter at the north.

Malaysia consists of thirteen states and three federal territories. The thirteen states are Selangor, Terengganu, Sabah, Sarawak, Penang, Perak, Perlis, Pahang, Negeri Sembilan, Kelantan, Malacca, Johor and Kedah, while the federal territories consist of Putrajaya, Kuala Lumpur and Labuan.

With the abundance of land in Malaysia, property development is rampant especially in highly populated states and areas such as within Klang Valley in central Malaysia which include Kuala Lumpur and the central part of Selangor. The most expensive properties would be focused in the heart of Kuala Lumpur city centre which as of 2021 the most expensive property is priced at approximately RM3,000 psf.

The two other states within Malaysia which are also undergoing heavy development are Penang and Johor. The former is located beside Thailand, the latter Singapore. As of 2016 land on Penang Island is scarce, and the local government of Penang have enforced strict rulings to reduce property speculation in the state.

Property development in Johor as of 2016 focuses mainly on Iskandar Malaysia which is a redevelopment of the entire southern tip of Johor. Segregated into five zones, there will be zones for live, work, play, business and education, boasting only the best in technology and architecture.

Public transportation as of 2016 in Kuala Lumpur of Malaysia comprises mainly of public busses, and railway transit. There are several different tracks, including the LRT, ERL, MRT and KTM.

The highway networks in Malaysia are comprehensive especially within the city of Kuala Lumpur. Amongst the most heavily travelled highways within the city is the Federal Highway, Lebuhraya Damansara-Puchong (LDP), Duta-Ulu-Kelang Expressway (DUKE), Middle Ring Road 2 (MRR2) and Maju Expressway (MEX). There is also the North-South Highway which runs across Malaysia.

The property market in Malaysia has had its own ups and downs, but holds a steady growth nevertheless. New satellite cities are continuously being formed outward of Kuala Lumpur where the growth is the strongest, hence development of new highways and public transportation are also heaviest in these areas.
