Cyberjaya; the words which come to mind are “green, open spaces, lakes, sidewalks, urban design, higher education facilities and most importantly, the lack of traffic jams.”

The development of Cyberjaya began in 1997, intending to create an attractive and modern township driven by commerce, education, and state-of-the-art infrastructure. The suburb is a key part of the Multimedia Super Corridor (MSC), an initiative designed to promote a high-technology industry in Malaysia to ensure that many residents are employed in tech-focused industries.

The result is a well-connected and well-designed urban neighbourhood just 25 kilometres south of downtown Kuala Lumpur while being adjacent to Malaysia’s administrative capital of Putrajaya. Cyberjaya boasts lush green surroundings, trendy cafes, education institutes, and an “out of the city” feel.

The residents of this town include a large number of students,considering the number of public, private, and international schools in the area, plus higher education universities. International students are a norm in this area, and as such many new developments here are targeted towards investors who wish to go into the student rental business while some developers also look to cater to expats who work in the MNC companies in the area.

Property in Cyberjaya is a varied offering; from terraced houses, to bungalows on the lake and high-rise apartments. There is something for everyone’s budget.

Cyberjaya also boasts the Cyberjaya Lake Gardens, a 400 acre green lung that houses a children’s play park, a lake which attracts many fishing enthusiasts and wetlands, and a watch tower. Neighbouring, Perdana Lake and Cyberjaya Lakeside, are also easily accessible outdoor green spaces.

Given its modern infrastructure design and extensive town planning, Cyberjaya is a well-connected neighbourhood that enjoys good links to Kuala Lumpur and nearby suburbs. Cyberjaya’s public transport is covered by the Cyberjaya Transport Terminal which links residents to bus services connecting to the wider Klang Valley, while Putrajaya & Cyberjaya ERL Station links residents to the KLIA Ekspres, connecting to major transport links at KL Sentral station.
