It depends specifically on the terms set out in the tenancy agreement, which may vary.

As your legal recourse may mainly refer to your tenancy agreement, do ensure that you have a written tenancy agreement drafted, signed and renewed up to date. If you are unsure, do get assistance from a proper legal representative to draft and advise you.

In most cases, the landlord may have the right to forfeit the security deposits paid by the tenant and/or further pursue for full rental of the unexpired term (if the landlord can prove that the amount represents the losses suffered) in the event of early termination.

Since the tenancy agreement is now terminated, the landlord can do whatever he wants with the property.

Hi, you may refer to your tenancy agreement and look for a clause on earlier termination by the tenant before the expiry of the term. 

In most cases, the deposit paid by the tenant is forfeited and the landlord can claim for any unpaid rent and any damages caused to the property by the tenant.
