Boutique property developer Tago (M) Sdn Bhd has launched its latest development, a serviced apartment project located in the heart of the city – ALAIA Titiwangsa. Located at Taman Tiara Titiwangsa, Kuala Lumpur, the 1.6-acre leasehold project has a gross development value of RM273 million. During its last weekend, 83% of the total 436 units have already been snapped up.

There are three available layouts to choose from - a three-bedroom at 1,012 sqft; two-bedroom at 807 sqft; and one-bedroom at 635 sqft. Rectangular layouts provide for easy furniture placement minimizing wasted space. All unit types have a functional room that can be used as a study, converted into a walk-in wardrobe or any purposeful space the owner desires.

The master bedrooms of ALAIA Titiwangsa are designed to fit a king-sized bed and other bedrooms at least a queen-sized, while bathrooms are thoughtfully designed with nooks for towels and toiletries, bidets and built-in hot water system. Shared bathrooms are accessible from inside the bedrooms or living room, with master baths being fitted with a rain shower and a hand-held shower.

According to its Chief Operating Officer Daryl Chew, the response from home buyers to the project has been encouraging, particularly in regards to the sense of community the developer intended to build.

“The pandemic highlighted our yearning for community and appreciation for spaces. We believe ALAIA meets or even exceeds those demands through the thoughtful inclusion of both community-centric and individual places,” said Chew.

The building is nestled in a low-density residential area, and its contemporary elegance makes it a haven for residents to unwind. Despite its location in the middle of the city, it remains secluded in its private enclave, and there’s no lack of green space, with the upgraded Titiwangsa Lake Gardens a stroll away.

In these changing times, ALAIA also caters to work-from-home arrangements through its accompanying co-working space with a private meeting room which offers an inspiring area to network and share ideas.

Other unique social spaces come in the form of a social hub with 18 curated shop lots and a Kebun featuring fruit trees and a spice garden, a Green Folly and sky facilities (sky lounge, sky dining, jacuzzi, karaoke rooms, sky pool, sky cinema) on Level 40 as well as an activity van for weekend explorations of food, nature and art.

Among the 28 types of facilities available for the residents at ALAIA include EV charging stations, jogging track, sky gym, indoor jacuzzi, infinity sky pool, kids playroom and kids’ pool, among many others. Residents can also enjoy breathtaking panoramic views of KL City and also the Titiwangsa range, completely unobstructed, from the building’s rooftop.

To add to its unique community element, ALAIA has a dedicated, full-time community manager who curates weekend activities for the residents, so they will always find something to do and explore, making ALAIA a home where residents can both relax and socialise with each other.

The developer will be introducing a community mobile application where residents can perform tasks such as booking common facilities, registering visitors and paying their maintenance charges online. Residents only need to issue a QR code to their visitors which will be used to access the lift lobby and the lift car to arrive at the designated floor. A visitor management app will be introduced to help security personnel to manage and monitor visitors in the premises.

For peace of mind, Tago has put in place security measures including 24-hour security, CCTV surveillance throughout the building including guardhouse and car parks, restricted access to into lift lobbies, resident’s floor and facilities, while a security gate will be drawn at night as an added security measure.

ALAIA also has direct access onto the Duta-Ulu Kelang (DUKE) Highway which is only 1.2km away from the property, making daily commutes convenient for urban dwellers. However, if residents wish to go for an outing via public transport, the apartment provides a van to shuttle them to the nearby Titiwangsa LRT or MRT for their convenience.

ALAIA is conveniently located to nearby international schools (Wesley Methodist, International School of KL and Sayfol International School); private and government hospitals (Tawakal, KPJ, GH, Institut Jantung Negara and Columbia Asia, Gleneagles); hypermarkets and supermarkets (AEON, Giant, Jaya Grocers, Ben’s Independent Grocer); major banks and Titiwangsa Lake Gardens, which are all within a 10km radius.

“We have been building on the positive response from homeowners to our past projects like Anjali North Kiara where the goal was to offer residents the opportunity to build meaningful connections and a sense of neighbourliness.

“For ALAIA this will be achieved through both aesthetically pleasing yet practical design and the hosting of a full-time community manager to drive community building,” said Chew.

With a people-first, community-centric approach, Alaia will be the first community building in Malaysia to take care of its residents holistically. The development is expected to be complete by the end of 2025.
