Hi, can anyone please advise if owners are liable to pay the agent company GST for the commission? Will it affect the owner when submitting income tax? Thanks

yes, my agents charge me 6% GST, but seem without issue me a proper gst receipt.

If the tenant stop renting only after a few months... then really not worth it we pay extra GST on top of the commission right?

as per GST effective on 1 April 2015, as the real estate service are not under any exemption list in the guideline, and thus, real estate agent have the right to request for GST payment, as long as the agency are registered under GST company. If any agent or agency are charging you GST by not providing any receipt nor showing their GST ID No, it is considered an act of violation under Goods and Service Tax Act 2014.

So in conclusion whichever question about GST, it's only applicable where the individual/company is GST registered. 

And it is an act of violation under GST Act 2014 had they not register but still charge GST.

Yes.. An Estate Agency company whom are not registered for GST are not applicable to charge the client GST for their commission.

all services that is rendered by agent the agency will normally impose GST (if the agency have sales turnover of RM500k a year). Your question is yes, it must comes with a proper tax invoice bearing all the information of your agency and the GST Number must be printed on the receipt.

You cant just use a receipt book to issue a Sales Invoice to collect GST. 

IF the agency does not have GST registration ID they are not supposed to charge GST.

In other words, brokers who operate freelance are not able to charge any GST...

unless they represent a GST registered company

Property brokers are illegal, cannot even collect fee. Deal only with registered negotiators (REN) or agents (REA).
