The Malaysian economy may be slow and sleepy, but that has not stopped developers from building more and more shopping malls. Cheras is the next new focus of entertainment developments, with the first new major shopping mall to be opened in Melawati in the second quarter of 2017.

This new shopping mall is going to be known as the Melawati Mall, and is being built in the more affluent area of town northeast of Kuala Lumpur. It announced on the 21st of July its 11 major tenants, which include Golden Screen Cinemas (GSC), Fitness First, MPH bookstore, Toys R’ Us and Padini Concept. These brands will be complemented by household names like Daiso, Village Grocer, and a SenQ electronics shop.

Along with the 11 anchor and key tenants, there will be over 100 retailers leasing 60% of the available net lettable area of the shopping mall. There will be a good mix of local and international fashion outlets, and many lifestyle concept stores as well as F&B outlets. With a tagline of ‘City Shopping at Your Doorstep’, the number of 740,000 residents or so of Melawati and its surrounding neighbourhoods are awaiting the opening of this shopping mall with bated breath.

The design of Melawati Mall was carefully thought out to be column free, and is built in such a way that allows natural daylight into the shopping mall. The mall is also built so that every shop will enjoy maximum exposure to shoppers.

Melawati Mall is a joint venture (JV) between Sime Darby Property and CapitaLand Mall Asia. The General Manager of Sime Darby CapitaLand (Melawati Mall) Sdn. Bhd., Mr. Keith Low, said that they will be having active discussions to bring more retailers into the shopping mall before its launch in the year 2017.

Aside from being an entertainment centre, Melawati Mall is also being designed to enhance the beauty of the neighbourhood while increasing its value. It is to be a place where family and friends can gather. The aim of the shopping mall is to bring to the residents amenities and conveniences that were otherwise unavailable prior to this, and to fulfil the aspirations of Melawati residents.

The Fitness First Malaysia Managing Director, Mr Kurt Stocks, is also very pleased with the development of Melawati Mall and in joining them in their journey as it fits with their expansion plans in Malaysia. Melawati Mall suits their requirements as a high quality mall which will enable them to provide a health and fitness club for the local communities.

Coming from the Chief Operating Officer of SenQ Mr K.C. Lim, they like the high visibility of the shopping mall and its easy accessibility from the main road. They also see the potential of Melawati Mall with its excellent catchment of potential customers, and believe that it will be beneficial for them to open an outlet in this shopping mall.

Melawati Mall is sized and designed for the neighbourhood, and will fulfill the needs and desires of its target market of middle and upper income bracket families, students and working professionals of the neighbourhood. There will be 620,000 sf of net lettable area spanning 8 floors, with over 250 retail shops. There will be two levels of basement parking and three levels of upper floor parking, which the shopping mall will be between the parking floors.

It is estimated that there will be approximately 1,900 parking bays, inclusive of ‘ladies parking’ and hybrid car priority bays. The convenience of getting to and around the shopping mall is ensured with 8 passenger lifts and three sets of escalators per floor.


Surroundings and accessibility

Of the surrounding neighbourhoods that will also benefit form the presence of Melawati Mall are Wangsa Maju, Taman Melati, Kemensah Heights and Taman Permata. The nearby tourist hotspots and institutions of higher education that are estimated to bring visitors to the shopping mall as well are Batu Caves, the International Islamic University Malaysia and Universiti Tunku Abdul Rahman.

The easy accessibility of Melawati Mall is ensured by the Middle Ring Road 2 (MRR2), Ampang-Kuala Lumpur Elevated Highway (AKLEH) and the Damansara-Ulu Klang Expressway (DUKE).

Apart from this and Viva Homes, any other malls in Cheras area? The population in Cheras is massive! I think a shopping mall in Cheras is a great idea. Good business opportunity.
