Arena Residences at Warisan Puteri Sepang, a serviced apartment development by IOI Properties Group (“IOIPG”) celebrated 90% take-up for its first phase, Arena Residences 1. The milestone was driven by its strong connectivity profile amid the growing demographics of Klang Valley’s southern growth corridor.

Located within proximity to established townships, commercial centres, universities, hotels, and the Kuala Lumpur International Airport (KLIA) Terminals 1 and 2, both Arena Residences 1 and the development’s second phase, Arena Residences 2, are adjacent to the newly-opened Arena Xchange, a vibrant retail hub with Lotus’s and Starbucks as anchor tenants.

“Arena Residences offers the local community an opportunity to own two, three or four-bedroom apartments at affordable price points with a host of amenities within easy reach, as well as complementary retail. Catering for first-time purchasers, newlyweds, multi-generational families and upgraders from Sepang, Salak Tinggi, Putrajaya, Cyberjaya, Bangi, Nilai and more, our take-up rate for Arena Residences 1 reflects strong acceptance of the project by the community. Riding on its success, we have recently launched Arena Residences 2, a new project with lower density next to the first phase, to fill the demand gap for practical, contemporary homes in the area,” said Wong Peen Fook, General Manager, Property Development, IOIPG.

A New Phase with Spacious Facilities & Lower Density Design

Launched in January 2024, Arena Residences 2 presents 344 serviced apartment units in two lower-density residential blocks, located next to Arena Residences 1. The project features built-ups ranging from 603 to 1,001 sf in six layouts with two, three and four bedrooms, including dual-key options and affordable units with entry points from RM250,000.

The development showcases practical designs, with open layouts for living, dining and kitchen areas bringing people together while maximising the use of space. The internal layouts of the units are designed with minimal corridors to maximise efficiency, with integrated yards for larger built-ups.

All units come with two carparks and are partially furnished with kitchen cabinet, wardrobe, a refrigerator, air conditioning units, fan and lighting fixtures, for a seamless moving-in experience.

The development's practical use of space and built-up ranges cater for the area’s demographics, with smaller units for young working professionals and spacious three and four-bedroom as well as dual-key layouts for multigenerational families.

“Arena Residences 2 offers some of the most popular layouts in Arena Residences 1, while enhancing them with an even more spacious facilities deck to deliver expansive living spaces for owners and residents. As with Arena Residences 1, Arena Residences 2 benefits from co-location with the vibrant Arena Xchange commercial hub, placing an array of dining, healthcare, electrical, education, pet and other lifestyle essentials operators right next door, all within walking distance,” added Wong.

“Complementing its value-oriented design, Arena Residences is easy to own, with incentives via our IOI Finance programme so purchasers don’t need to worry about large upfront lump-sum payments. Coupled with our partial furnishing packages, this adds up to a hassle-free home ownership journey for purchasers,” said Wong.

Arena Residences’ dual-key layouts for its 1,001 sf units can be utilised as investments, rentals, or multi-generational family residences, allowing extended families to live under one roof. With this flexible layout, prospective buyers can live with family members or tenants while maintaining their privacy.

Slated for completion by the fourth quarter of 2026, Arena Residences 2 will feature a well-rounded range of recreational facilities, including swimming and wading pools, a gymnasium, a children’s playground, and a multipurpose hall. These are complemented with landscaped areas, encouraging owners, residents and visitors to relax and mingle amid green spaces.

IOIPG remains committed to its environmental, social and governance (ESG) principles, utilising recyclable system formwork in Arena Residences’ first phase construction, including components in typical floors save for ground beams and slabs. Aluminium formwork was reused from previous projects, along with the site’s worker accommodation cabin. The development’s north-south orientation reduces ambient temperatures and long-term cooling costs.

Arena Xchange caters for the daily needs and lifestyles of residents and visitors while elevating the vicinity’s outlook and appeal for business owners and the surrounding community.

Due to its strategic location in Klang Valley’s southern development corridor, Arena Residences at Warisan Puteri Sepang leverages on prime connectivity to the Kuala Lumpur city centre and nearby areas through a robust network of major routes and highways—an integral feature that defines the essence of this development.
