Alanis @ Warisan Puteri by IOI Properties, is the first freehold serviced apartment development situated in Warisan Puteri, a new 206-acre township apparently inspired by the historic Silk Road, in Kota Warisan, Sepang. Located a mere 15-minute drive from KLIA, the Alanis and the 206-acre neighbourhood of Warisan Puteri, are as easily accessible as KLIA itself – via the Express Rail Link (ERL) Salak Tinggi station located just 1.5km away, or by car, via the Putrajaya-Cyberjaya Expressway, Lebuhraya Damansara-Puchong (LDP Highway), the South Klang Valley Expressway (SKVE), the North-South Expressway (PLUS), North-South Expressway Central Link (Elite Highway), MAJU Expressway (MEX), Nilai Expressway, KLIA Expressway, and ELITE Interchange. As is required of all modern high-rise developments, the Alanis is set within a gated compound covered by 24-hour security and its vast facilities deck comprises shops, a gymnasium, changing rooms, and two swimming pools. With 402 units in various layouts ranging in size from 441 sf to 926 sf, some with dual-key options, the Alanis has a configuration for just about everyone from jet-setting travellers staying the night to first-time homebuyers seeking to raise a family. Despite a school and health centre already planned for the neighbourhood, at the time of this review, prospective buyers have expressed concerns about the lack of meaningful amenities in the immediate vicinity. However, a significant proportion of the Warisan Puteri neighbourhood is currently slated for further development, and going by the pattern that IOI Properties follows with its “Puteri” neighbourhoods, future development will likely include more shops and offices. To people who have spent their entire lives living in Kuala Lumpur or the busier parts of Selangor, Sepang may seem like an empty plain with an almost entirely seasonal population. In contrast to Kuala Lumpur’s estimated 6,000 residents per square kilometre, in 2020, Sepang is home to fewer than 100 people living within each square kilometre – but with more wetlands and mature oil palm plantations being converted into buildable land around the vicinity of the Kuala Lumpur International Airport (KLIA), the population density of Sepang is set to swell with the rapid pace of development in the area. Any preconceived notions of Sepang being a vacant town will also likely fade when one considers the millions of airplane passengers and hundreds of thousands of tons in international freight that pass through KLIA every year – not to mention the countless employees living nearby and working to keep Malaysia’s primary hub of international travel operational all year round. At the time of this review, there are several more mid and high-density retail centres being constructed within the radius of a few kilometres. Until these areas mature to the point that all retail needs can be met within close proximity, the nearest mall for residents of the Alanis would be IOI City Mall in Putrajaya, situated a 30 to 40-minute drive away.
