The Tropika is an integrated development with residential and commercial components, and leverages on Berjaya Land Bhd’s ongoing commitment to Bukit Jalil, whose manicured landscapes and sedentary streets have become a byword for upscale living in Klang Valley. The project’s residential components comprise four towers, ranging from 37 to 42 storeys with a total of 868 freehold residential units. Tower A (39 storeys) is the first tower to launch, encompassing 229 condominium units. Bucking the current trend among developers towards smaller units, Berjaya Land is offering built-ups from 732 sq ft to 1,318 sq ft, with four layouts (Types A to D) in two-bedroom and three-bedroom configurations. Prices for units in Tower A start at RM575,800 and range up to about RM1.03 mil, averaging at RM749 to RM837 psf. While not quite in the affordable range, this is still lower than the Kuala Lumpur average, and matches subsale transactions in nearby condominiums such as Twin Arkz. All four residential towers sit on a five-storey carpark podium, with an additional two storeys on the ground and lower ground floors for a total of seven storeys of carpark facilities. Each residential unit is entitled to two carpark bays. With 68 facilities in total within the development, The Tropika comes close to JKG Land Bhd’s The Era@Duta North in Segambut in terms of recreational value adds, though the latter offers 100 amenities. Meanwhile, The Tropika’s commercial component is reported to comprise nine two-storey retail lots with dual frontage designs, along with 23,695 sq ft of space planned for a grocery store. The developer notes that these units will be completed by the time the project’s residential towers are finished, to maximise convenience for residents and visitors. While tenants have yet to be confirmed, it will likely focus on a complementary retail mix, with brands under the Berjaya Group such as 7-Eleven and Starbucks likely to appear as anchors. The project as a whole sits on a 6.5 acre off Jalan Jalil Perkasa 1, near the Calvary Convention Centre and adjacent to the developer’s own The Link 2 mixed development. The Tropika also fronts not one, but two lush landscapes, namely the Bukit Jalil Golf & Country Resort, and the Bukit Jalil Recreational Park across the road. In addition, a proposed link bridge will connect the project to Link 2, allowing it to leverage on the latter’s established commercial mix, which includes services like beauty parlours, yoga studios, dentists and clinics. F&B brands such as Mokka, Thai Jiang, Zakuro and The Berry Tale offer dining and nightlife options as well. As a pioneer developer in Bukit Jalil, Berjaya Land’s projects in the area tend to be strategically located. The Tropika is no exception, with accessibility to numerous routes facilitating both east-west and north-south travel, including the Bukit Jalil Highway, Maju Expressway (MEX), Shah Alam Highway (MEX), Kuala Lumpur-Seremban Expressway and Sungai Besi Expressway. The Tropika is projected for completion by 2023. The developer shares that it has already registered interest for more than 50% of its residential units as of 21 Feb 2019, suggesting a healthy market response to the launch.
