Ipoh South Precinct is an 80-acre integrated township development in Ipoh consisting of a shopping mall, commercial centre and freehold guarded residences. The 175,000 sf shopping mall, homegrown brand TF Value Mart, was officially opened in Q4 2016. At the time of its opening, it was the only hypermarket in a 10km radius. The township has a population catchment of about 280,000. Some of these residents will be able to work or run their own businesses in the development’s 2-storey freehold shop offices, next to the shopping mall. These 67 shop offices come with a total of 2,100 sf of main road frontage and land sizes of 20’ by 70’ or 75’. Home buyers can choose from Ipoh South Precinct’s reasonably-priced high-rise or landed residential units. The condominium, called Treetops Residence, was launched at the end of 2013 and completed in 2016. Its units, ranging from a 1,033 sf, 3+1 bedroom and 2 bathroom layout to a sprawling 2,519sf duplex with 6+1 bedrooms and 5 bathrooms, are all corner units – a distinctive feature of the project. Other highlights include the 5-tier security, landscaped sidewalks, jogging paths and cycling paths, and Olympic-length pool. Landed residential developments within Ipoh South Precinct include the 2-storey Tango freehold semi-detached homes with 6 bedrooms and 6 bathrooms, built on 42’ by 80’ land parcels, and the 3-storey Nadya semi-detached homes with 6 bedrooms and 5 bathrooms, built on 38’ by 75’ land parcels. In 2014, 3-storey super-link homes with a basement concept were also launched. Residents of all the residential developments can expect to enjoy facilities like 6-tier security, outdoor exercise stations and spacious sidewalks ideal for jogging. In fact, due to their worth for money, amenities and security, Ipoh South Precinct won the Malaysia Property Insight Award – Best Landed Development in 2015. Ipoh South Precinct is situated close to various urban conveniences. These include schools like Shen Jai High School, SK Rapat Jaya, Fairview International School Ipoh and the Asian Metropolitan International School (AMETIS), hospitals like the KPJ Ipoh Specialist Hospital and Pantai Hospital Ipoh, as well as the Sultan Azlan Shah Airport, Ipoh Royal Golf Club, numerous eateries, pharmacies, and shops. Moreover, Ipoh South Precinct is connected to other neighbourhoods and the trunk road via a network of roads, making it easy to get around.
