Sunland Residence is a residential project spearheaded by Sun Land Sdn Bhd, a property development company that is a collaboration by investors from Malaysia, Australia and the EU. The project is Sun Land’s first, and is located in Kuala Kangsar, Ipoh. There are 3 phases proposed in this project of terrace homes, with Phase 1 and 2 completed in 2015, while Phase 3 is open for sale, and is expected to be completed in 2017.
The units are all 2-storeys high, and come in different designs. There are 95 units in Phase 1, where each unit has a built-up of 1,804 sf. Another 95 units are under Phase 2, which have built-ups of 1,980 sf each. The latest addition to Sunland Residence is Phase 3, with 33 units, each offering 2,100 sf of space. All units in the 3 phases have 4 bedrooms and 4 bathrooms. The launch price of Phase 1, 2 and 3 are RM220,900, RM333,300, and RM420,000 respectively. This gives tenants a variety of space with prices that are affordable for the quality and luxury that Sunland Residence provides.
Residents of Sunland Residences can enjoy a number of facilities that are provided within the gated and guarded community, namely a garden where tenants can get some fresh air, a jogging track, and children’s playground, just to name a few.
Sunland Residence is also a 15-minutes drive away from Ipoh city, giving access to a lot of amenities in the area. Sunland Residence is within 20 minutes from 4 schools, namely SMJK Yuk Choy, St. Michael’s Institution, Tenby International School, and SMJK Sam Tet. There are a number of Perak landmarks that are also close to Sunland Residence for tenants to enjoy, with the Gunung Lang Recreational Park just 3 minutes away, and the Perak Cave Temple around 5 minutes away. Sunland Residence is also about 10 to 15 minutes' drive to a number of hypermarkets and shopping malls, like the AEON Klebang mall, AEON Kinta City mall, and Ipoh Parade, just to name a few.
For those who travel frequently throughout the country, Sunland Residence is only 2 minutes’ drive from the North-South Expressway (NSE), while the Ipoh railway station is less than a 15 minutes’ drive from Sunland Residences. Sunland Residence’s location also enables access to Jalan Kuala Kangsar and Jalan Raja Muda Aziz,which are the main routes to the Ipoh city centre approximately 10 minutes away.
