Taman Scientex is a mixed development of landed homes and shop offices within the southern state of Johor. It is the brainchild of Scientex, and the developer’s first foray into property development in 1995. Strategically located, Taman Scientex is situated within Flagship Zone D in Johor. It is sited within Pasir Gudang, which has always traditionally been recognised as the industrial town of Johor.
Taman Scientex is a large and self-contained development that spans over 1,100 acres. As of the year 2020, it has over 11,000 completed developments of residential and commercial properties. Scientex targets to complete 50,000 units of affordable homes by 2028, in show of their support for the government’s efforts to make homeownership a reality for all. And as of the year 2020, they have completed 21,000 units of affordable homes.
Taman Scientex is a well-planned township. Families with children need not worry about the quality of education their offspring will be getting, as aside from the numerous highly recognised universities in Johor, Taman Scientex also has its own primary and secondary schools. In the township are the schools SA Taman Scientex, SK Taman Scientex, SMK Taman Scientex, SK Taman Cahaya Masai, and Sekolah Adiku.
Within a short drive from all the homes are also many medical institutions that come either in the form of clinics, or hospitals. Clinics aside, within Pasir Gudang itself is the KPJ Pasir Gudang Specialist Hospital, Hospital Pasir Gudang and Hospital Penawar Pusat Bandar Pasir Gudang.
A major perk of living within Taman Scientex is that all the properties within Taman Scientex carry a freehold title. Buyers will have many landed homes to select from, all affordably priced. There are double story terrace homes in the affordable home category, which all come with 3 bedrooms and 2 bathrooms. The density of living is rather low, and the prices of the homes are generally below RM250,000.
Aspiring business owners can also look to open their business in Taman Scientex thanks to the many affordably priced shop lots there. They can choose from single storey shop-lots to 2- and 3-storey shop-lots, all strategically located close to the residential properties of the township, which means ready catchment of clienteles.
As of the year 2020, Scientex has extended their developments out of Pasir Gudang into Skudai, Kulai, Klebang, Meru and Rawang.
