Arab-Malaysian Industrial Park is a 400-acre land that houses 200 factory lots in Nilai, Negeri Sembilan. Developed by Arnica Corporation in 1991, units in the industrial park have built-ups starting from 15,000 sf. As it is an industrial area, these factory units are suitable for investors looking to dwell in the manufacturing business, to have it become an office lot, and also for those who are looking to step foot into sports businesses, as the units in can also be converted into a sports complex, such as a futsal court. The Arab-Malaysian Industrial Park is located right next to the border between Negeri Sembilan and Selangor, thus giving access to a number of amenities from nearby areas of both the states. Being an industrial area itself, there are specialized shops (i.e., hardware material) and service centres within the vicinity that can be of convenience to tenants. Just outside of the area is a residential area, Desaria, convenient for investors looking for accommodation for their foreign workers. About 10 minutes drive away is Nilai 3, one of the only few commercial areas that provide restaurants. The area is also a hub for wholesale products. However, being an industrial area, it does not have much traffic to hinder investors. The Nilai town centre is also within a short drive away, where more amenities can be found. Bukit Mahkota of Selangor is also within a stone’s throw away from Nilai, and it’s town centre boasts amenities like convenience stores and restaurants.
