Eco Business Park I is the developer’s maiden industrial park project, situated on 612 acres of freehold land in Tebrau, Johor Bahru. It encompasses two phases – the first with 70 ft x 120 ft and 70 ft x 150 ft cluster factory units as well as 80 ft x 180 ft semi-detached factory units, the second with 60 ft x 120 ft and 60 ft x 150 ft cluster retail warehouses. The developer’s holistic and wholehearted effort to create an environmentally-conscious industrial park is commendable. All the units of the Eco Business Park I are oriented along a North-South axis to cut down the heat in the interiors of the units, minimizing the load on air-conditioning systems. Eco Business Park I’s units are also fitted with systems that harvest rainwater to be reused, saving water, and consequently, operation costs. Outside the units, streets are lined with LED street lamps, and 15 acres of land is dedicated to multiple green lung pockets around the entire development, creating an industrial park environment that is unique – charming, even. Other facilities offered by the business park include zippy broadband internet connections that ease business operations and a gated, guarded and walled system with only one point of entry and exit for strict control of the development’s security. Business owners can also opt for a range of professional services that assist them to get their business up and running, such as help with license applications or temporary locations that they can use to work on their business before their property is completed. Eco Business Park I is surrounded by many established townships that can be a source of manpower and visitors. The business park is also strategically located near to important infrastructures like the Senai International Airport, Pasir Gudang Industrial Estate, Port of Tanjung Pelepas and Johor Port. Major transportation routes like the North-South Expressway (NSE), Eastern Dispersal Link (EDL), Pasir Gudang Highway, Johor-Singapore Second Link Expressway and Senai-Desaru Highway, as well as the upcoming KL-Singapore high-speed rail and JB-Singapore rapid transit system are also easily accessible from the Eco Business Park I.
