In the rapidly changing landscape of Johor Bahru, where spacious residences at reasonable prices are increasingly uncommon, the 20-storey Lagenda Tasek condominium by Suria Bistari Development (a subsidiary of IJM Land) stands out with its spacious units, affordable prices, and the kind of facilities expected of a luxury condominium. Buyers of units at the Lagenda Tasek condominium were among the first to recognise and capitalise on the start of Johor’s boom with the Iskandar Malaysia development initiative. The Lagenda Tasek was launched in July 2006, when median prices were around RM250 psf, and completed in October 2009, just a few years following the start of land reclamation works along Johor’s southern coastline. Other, more recently completed, high-rise residences of similar quality can be found at starting psf prices that can be twice as high. The Lagenda Tasek condominium offers 286 units of 3-bedroom apartments, measuring up to 1,241 sf, with views overlooking lush Larkin and picturesque Danga Bay – but at prices essentially locked in by this development’s early start. Despite being a mature development, the Lagenda Tasek condominium was planned to meet the requirements of modern urbanites; the Lagenda Tasek provides 24-hour security with key card limited access to a double-height lobby, a covered multi-storey carpark, and a recreational deck with an infinity pool, jacuzzi, spa, gymnasium, in addition to the standard array of facilities that enable residents to live almost entirely within the 3.5-acre compound – all for the low monthly maintenance fee of just RM0.16 psf. Given the Lagenda Tasek condominium’s close proximity to Jalan Tun Abdul Razak (the Skudai Highway), the Royal Johor Country Club, the green slopes of Bukit Serene and Larkin, residents are equally situated to take in the sights along Danga Bay or take advantage of the famed recreational destinations around the state. With the necessary hallmarks of a luxury residence, growing optimism in the area, and a convenient location that puts residents just 1km from Danga Bay and 6km from the causeway to Singapore, the median price of units at Lagenda Tasek have since risen to hover above the RM350 psf mark as of November 2020 – a trajectory that will likely follow as development progresses along the coastline.
