Taman Bertam Setia is a residential development located in Melaka. The latest batch of residency is a bumiputera-only set of terrace units. Isolated from the city centre, the developers, Teladan Setia, aims to create a modern and green household with this residence.
Within Taman Bertam Setia, there are a few phases, comprising single and double-storey semi-detached units, as well as double-storey terrace units. The units have a launch price starting from RM228,800. The single storey semi-detached unit has a built-up of 1,716 sf, and has 4 bedrooms and 2 bathrooms, while the double storey semi-detached unit has 5 bedrooms, one extra room, and 3 bathrooms.
On the other hand, the 2,415 sf double-storey terrace units have 4 bedrooms, and 3 bathrooms. Each unit comes with a porch that is able to fit 2 cars, the bountiful space is suitable to fit medium to large sized families. That is an added advantage, considering the large amount of space that has been given, paired with a lower than average price.
There is a central garden which can be enjoyed by residents of Taman Bertam Setia, which is the only facility provided within the residence. However, there is plenty of space for residents to tinker around with their own set of facilities at home. This is especially helpful with the lack of a security system surrounding the whole development, which means that tenants will have to install individual security systems in the units. Again, with the price that the property is being sold at, this should not burn too much of a hole in the buyer's wallet.
There are some key amenities within a short drive from the neighbourhood, namely the Bertam Ulu Police Station, and a row of shops right next to the residence, that includes restaurants, clinics, convenience stores and offices. Due to the fact that this residence is placed in a rather secluded area, therefore tenants will need to travel a little farther if they want to find more amenities. But residents won’t have to live too long this way, as there are upcoming developments nearby which will give more options in the future.
The only way to reach Taman Bertam Setia is through the Sungai Udang-Paya Rumput-Ayeh Keroh Highway (SPA), which also connects the residence to other townships, such as Ayer Keroh, Alor Gajah, and Batu Berendam, where more amenities can be found.
