Ivory Villas is a residential development of semi-detached homes located in Mantin, Negeri Sembilan. Established in 2012, the project saw the completion of 62 homes, all with spacious built-up interiors and ample outdoor space. The development was phased into 2 parts, with the first consisting of 42 Type A, 6 Type B and just 2 Type C homes. Ranging between the sizes of 3,078 sf to 3,371 sf, the double-storey homes are impressively expansive, with prices being between RM728,600 to RM1.41 million. Interestingly, Phase 2 of Ivory Villas are priced relatively higher, despite also being 2-storey units just 2,940 sf in size. However, the 12 units also offer functional spaces, with a 5+1 bedrooms and 6 bathrooms layout. Apart from being a gated and guarded community, Ivory Villas does not offer much more to residents, despite their considerably steep prices. However, the neighbourhood is peaceful and quiet, given its location away from the Nilai town centre and KL city. Amenities wise, there are minimal conveniences nearby, such as eateries. However, Nilai town is just 15 minutes away, where hypermarkets like a Giant and Tesco can provide residents with grocery needs, while the many commercial shop lots around house banks, clinics, restaurants, bakeries and the likes. The Nilai Medical centre and Nilai Springs Golf and Country Club are also in the vicinity. Families will find the location of Ivory Villas ideal, given its proximity to a number of schools and higher learning institutions, such as the Nilai International School, SK Dato Ahmad Manaf, and SMK Dato Mohd Said, while the INTI International University, Nilai University College, Nottingham University, and Universiti Sains Islam campuses are also within reach. Ivory Villas is also situated close to the Lebuhraya Kajang-Seremban (LEKAS) highway and the North-South Expressway (NSE), where KL city is about 50 minutes away. The routes also link to Putrajaya and Cyberjaya, both approximately 30 minutes from the development. To add, the Batang Benar KTM station is also not too far off.
